Abstract
การศึกษาค้นคว้าอิสระครั้งนี้มีวัตถุประสงค์เพื่อ (1) ศึกษาระบบปฏิบัติการบำรุงรักษาอาคารคลังสินค้าของผู้เช่าอาคารคลังสินค้าของบริษัท ไทคอน โลจิสติคส์ พาร์ค จำกัด (2) เสนอแนะแนวทางการพัฒนาระบบปฏิบัติการบำรุงรักษาอาคารคลังสินค้าของบริษัทและอาคารคลังสินค้าที่มีลักษณะเหมือนกัน การดำเนินการศึกษาค้นคว้าครั้งนี้ใช้วิธีการออกแบบสัมภาษณ์แบบกึ่งมีโครงสร้าง ในประเด็นข้อมูลพื้นฐานของอาคารคลังสินค้าและข้อมูลการปฏิบัติการบำรุงรักษาอาคารคลังสินค้า การสำรวจใช้คำถามแบบปลายเปิดและมีการให้คะแนนแบบ Rating scale โดยขอบเขตสำรวจอาคารคลังสินค้าขนาดใหญ่ของบริษัททั้งหมด 5 แห่ง มีการเก็บข้อมูลจากการสังเกตการปฏิบัติงานและการสัมภาษณ์จากผู้บริหารงาน รวมข้อมูลและแยกข้อมูลให้เป็นหมวดหมู่ แล้วนำข้อมูลของ
ระบบปฏิบัติการบำรุงรักษาอาคารคลังสินค้ามาวิเคราะห์ ผลการศึกษา พบว่า (1) ระบบปฏิบัติการบำรุงรักษาอาคารคลังสินค้าที่จำเป็นสำหรับผู้เช่าอาคารคลังสินค้า ได้แก่ ระบบประกอบอาคารและระบบสถาปัตยกรรมที่ใช้ในอาคารคลังสินค้า ซึ่งประกอบด้วยระบบสถาปัตยกรรมอาคาร ระบบไฟฟ้าทั่วไปและระบบไฟฟ้าฉุกเฉิน ระบบป้องกันอัคคีภัย ระบบดับเพลิง ระบบปรับอากาศและระบายอากาศ ระบบสุขาภิบาล ระบบช่องขนถ่ายสินค้า ระบบกล้องวงจรปิด และ (2) เสนอแนะแนวทางการพัฒนาระบบปฏิบัติการบำรุงรักษาอาคารคลังสินของบริษัทและอาคารคลังสินค้าที่มีลักษณะเหมือนกันจะต้องมีการมอบหมายงานให้ช่างเทคนิคประจำอาคารและผู้รับเหมาที่เป็นผู้ชำนาญปฏิบัติงาน ส่วนแผนงานการบำรุงรักษาจะต้องจัดให้มีแผนและทำตามความถี่ที่กำหนดแล้วจะส่งผลต่อสภาพอุปกรณ์โดยรวมให้มีสภาพดี
This independent study proposed (1) to study the maintenance system for the warehouse building used by tenants of Ticon Logistics Park Co., Ltd and (2) to suggest guidelines for the development of warehouse maintenance systems for the company and other warehouses with the same characteristics. This independent study used semi-structured interviews to gain basic information about the warehouses and warehouse maintenance. The survey used open-end questions and a rating scale. The scope of the study comprised 5 large warehouses used by the company. Data collection was carried out from observation of the operation and executive interviews to collect and categories the data as well. Then, the data d of warehouse maintenance buildings was analyzed. The results showed that (1) the necessary of warehouse maintenance operating system for warehouse tenants Including building service system and an architectural system used in warehouse buildings which consisting of building architectural system, general and emergency electrical system, fire protection system, fire flighting system, air conditioning and air ventilation system, sanitary system, loading and unloading channel system, and CCTV system, while (2) the suggestions guidelines for the development of warehouse maintenance operating system for the company and other warehouses with similar characteristics should assigned the building technicians and the expert contractors on this responsibilities. Moreover, the maintenance plan must be made and follow the specified frequency which will affect the overall equipment condition to be in a good condition
