Abstract
การวิจัยนี้มีวัตถุประสงค์เพื่อ (1) ศึกษาข้อมูลโครงการธุรกิจบ้านจัดสรรและข้อมูลคุณลักษณะของผู้ประกอบธุรกิจบ้านจัดสรรในภาคตะวันออกเฉียงเหนือ (2) ศึกษาปัจจัยที่มีความสัมพันธ์กับความสำเร็จ ของผู้ประกอบธุรกิจบ้านจัดสรรในภาคตะวันออกเฉียงเหนือ (3) ศึกษาเปรียบเทียบความสำเร็จของผู้ประกอบธุรกิจบ้านจัดสรรในภาคตะวันออกเฉียงเหนือ ประชากรได้แก่ กลุ่มผู้ประกอบการที่เป็นสมาชิกของชมรมธุรกิจบ้านจัดสรรจังหวัดขอนแก่น และ จังหวัดนครราชสีมา ซึ่งได้มีการจดทะเบียนขออนุญาตการจัดสรรจากทางราชการแล้ว จำนวน 64 ราย โดยจำแนกเป็นประชากร จากจังหวัดขอนแก่น จำนวน 31 ราย และจังหวัดนครราชสีมา จำนวน 33 ราย เครื่องมือที่ใช้เป็นแบบสอบถามแบบอัตร ภาคชั้นใช้สเกล วัดระดับความสำคัญโดยให้ค่าคะแนน 5 ระดับ และคำถามปลายเปิดเกี่ยวกับปัจจัยตัวชี้วัดความสำเร็จ ของการดำเนินงานโครงการธุรกิจบ้านจัดสรรใน 4 ด้าน ได้แก่ 1) ด้านการก่อสร้างโครงการ 2) ด้านการเงิน 3) ด้านการดำเนินการ 4) ด้านการตลาด ลถิติที่ใช้ในการวิเคราะห้ข้อมูล ได้แก่ ค่าแจกแจงความถี่ ค่าร้อยละ ค่าเฉลี่ย ค่าส่วนเบี่ยงเบนมาตรฐานวิเคราะห์ค่าที วิเคราะห์ค่าเอฟวิเคราะห์ค่าแอลเอสดี และวิเคราะห์ค่าเพียร์สัน ผลการวิจัยพบว่า โครงการธุรกิจบ้านจัดสรรของทั้ง 2 จังหวัด ส่วนไหญ่จัดตั้งในรูปแบบบริษทจำกัดมีเงินทุนมากกว่า 10,000,000 บาท ระยะเวลาก่อตั้ง 1-5 ปี มีพนักงานแบบประจำและจ้างเหมา 1-5 คน ลักษณะ
โครงการเป็นแบบบ้านเดี่ยวอยู่ในทำเลที่มีการคมนาคมสะดวก เป็นที่ดินที่ซื้อมาเพื่อทำโครงการโดยตรง โดยมีรูปแบบการขายแบบสร้างเสร็จก่อนขาย และผู้ประกอบการส่วนใหญ่มีประสบการณ์ประกอบธุรกิจบ้านจัดสรรในระยะเวลาไม่เกิน 5 ปี อายุ 31-40 ปี จบปริญญาตรีในสาขาอื่นๆ ที่ไม่ใช่สาขาบริหารธุรกิจแต่เคยเข้ารับการอบรมในเรื่องที่เกี่ยวกับการดำเนินการธุรกิจอลังหาริมทรัพย์ และส่วนใหญ่ไม่เคยได้รับผลกระทบจากภาวะวิกฤตเศรษฐกิจในปี พ.ศ. 2540 สำหรับปัจจัยที่มีความสัมพันธธ์กับความสำเร็จของผู้ประกอบการธุรกิจบ้านจัดสรร พบว่า ความสำเร็จของการดำเนินงานโครงการธุรกิจบ้านจัดสรรที่ผู้ประกอบการให้ความสำคัญมากที่สุดของปัจจัยตัวชี้วัด ทั้ง 4 ด้าน คือ 1) ความถูกต้องของการก่อสร้างตามแบบแปลนของโครงการและการยอมรับและไว้วางใจจากผู้ซื้อ 2) สภาพคล่องของกระแสเงินสดหมุนเวียนในการดำเนินงาน 3) การประสานงานกับหน่วยงานราชการส่วนท้องถื่นที่เกี่ยวข้องและคนในพื้นที่โครงการ 4) บริการก่อนและหลังการขายเพื่อให้ลูกค้าเกิดความเซื่อมั่นนอกจากนั้นการวิจัยยังพบอีกว่า คุณลักษณะของผู้ประกอบการธุรกิจบ้านจัดสรรในทุกๆ ด้านมีความสัมพันธ์กับความสำเร็จของการดำเนินงานโครงการบ้านจัดสรรอย่างมีนัยสำคัญทางสถิติที่ระดับอัลฟ่า .05 แต่ความสำเร็จของการดำเนินงานโครงการธุรกิจบ้านจัดสรร ไม่มีความสัมพนธ์กับลักษณะทั่วไปทั้งของโครงการบ้านจัดสรรและผู้ประกอบธุรกิจบ้านจัดสรร และเมื่อเปรียบเทียบความสำเร็จของผู้ประกอบการธุรกิจบ้านจัดสรรแล้วพบว่าผู้ประกอบการธุรกิจบ้านจัดสรรในจังหวัดขอนแก่น ประสบความสำเร็จมากกว่าผู้ประกอบการธุรกิจบ้านจัดสรรในจังหวัดนครราชสีมา ดังนั้นผู้ประกอบการธุรกิจบ้านจัดสรรในภาคตะวันออกเฉียงเหนือ จะต้องคำนึงถึงตัวชี้วัดที่เป็น
ปัจจัยสำคัญแห่งความสำเร็จทั้ง 4 ด้าน ในการดำเนินงานโครงการธุรกิจบ้านจัดสรรเพื่อจะทำให้โครงการธุรกิจบ้านจัดสรรประสบความสำเร็จ
The research purposes were (1) to study general information on the housing projects and the attributes of housing entrepreneurs in the northeastern region; (2) to examine the factors relating to the success of housing entrepreneurs in the northeastern region; and (3) to compare the level of success of housing entrepreneurs in the northeastern region. Population of the study comprised 64 entrepreneurs who were members of the housing business clubs, and had registered for housing operation licenses from the government. Of these, 31 and 33 entrepreneurs were in Khon Kaen and Nakom Ratchasima respectively. The research instrument was a questionnaire with 5-point interval scale items and open-ended questions in four aspects of success factors in housing operations: (1) project construction, (2) finance, (3) operations, and (4) marketing. Statistics employed for data analysis were frequency distribution, percentage, arithmetic mean, standard deviation, t-test, F-test, LSD analysis, and Pearson’s Correlation Coefficient analysis. The research found that most housing projects in both provinces (Khon Kaen and Nakom Ratchasima) were set up between 1-5 years as limited companies with registered funds over ten million baht, and hired 1-5 full time and contracted employees. Most of them provided single houses in convenient locations. They acquired land, developed and sold after the construction finished. Most entrepreneurs had more than five-year experiences in housing business, aged between 31 -40 years, and held a bachelor degree in areas other than business administration. However, they had been trained in certain courses in real estate business operations. Most of them had never been impacted from the economic crisis in 2540 B.E. It was also found that the first four factors relating to the success of housing entrepreneurs that the respondents placed importance on are 1) conformance of the construction to the design, and acceptance and trust gained from the buyers, 2) liquidity of cash flow for operations, 3) liaisons with local government and indigenous people, and 4) pre- and post-sale sendees for building customer confidence In addition, the research also found that all attributes of housing entrepreneurs were in accordance with their business operations successes at the significant level of 0.05. However, these successes were found to have no association with the general characteristics of project and entrepreneur. In comparison of the level of success between the entrepreneurs of these two provinces, it was found that the entrepreneurs in Khon Kaen gained higher level of success than those in Nakom Ratchasima. It is recommended that the housing entrepreneurs in the northeastern region should concern on four factors relating to the success when operating the projects.
