การศึกษาความเป็นไปได้ในการลงทุนโครงการอพาร์ทเม้นท์ให้เช่าในเขตอำเภอโชคชัย จังหวัดนครราชสีมา

Abstract

การศึกษาในครั้งนี้มีวัตถุประสงค์เพื่อ (1) วิเคราะห์ความเป็นไปได้ด้านการตลาด ด้านเทคนิคและการบริหารอพาร์ทเม้นท์ในอําเภอโชคชัย จังหวัดนครราชสีมา (2) ประเมินความคุ้มค่าในการ ลงทุนโครงการอพาร์ทเม้นท์ให้เช่าสําหรับนักลงทุนหรือผู้สนใจทั่วไปการศึกษาครั้งนี้ เป็นการวิจัยเชิงประยุกต์โดยการเก็บรวบรวมข้อมูลปฐมภูมิและข้อมูลทุติยภูมิ จากหน่วยงานภาครัฐ หนังสือรายงานวิจัยที่เกี่ยวข้องนํามาประกอบการศึกษา จํานวนประชากร และข้อมูลอุตสาหกรรมขนาดเล็ก ขนาดกลาง ขนาดใหญ่ในเขตอําเภอโชคชัย จังหวัดนครราชสีมาจากนั้นจึงนําข้อมูลในแต่ละด้านมาประมวลผล เพื่อพิจารณาความเป็นไปได้ของโครงการศึกษาความเป็นไปได้ทั้ง 4 ด้าน คือด้านการตลาด ด้านเทคนิค ด้านการบริหาร และด้านการเงิน โดยประเมินความคุ้มค่าด้วยวิธี ระยะเวลาคืนทุน มูลค่าปัจจุบัน อัตราผลตอบแทนโครงการ อัตราผลตอบแทนต่อต้นทุน และวิเคราะห์ ความไวของโครงการภายใต้สมมติฐานการยอมรับโครงการการลงทุนที่อัตราผลตอบแทนขั้นตํ่าร้อยละ 7 ผลการศึกษาพบว่า (1) ความเป็นไปได้ในด้านการตลาดโครงการจัดอยู่ในระดับกลางราคา ค่าเช่า 5,000 - 6,000 บาทต่อเดือน ด้านเทคนิคโครงการเริ่มเดือนธันวาคม 2557ถึงเดือนธันวาคม 2558 ด้านการบริหารโครงการมีพนักงานรวม 7 คนประกอบด้วยผู้จัดการ 1 คนพนักงานบัญชีการเงิน 1 คน พนักงานบริการห้องพัก 2 คนแม่บ้าน 1 คนพนักงานรักษาความปลอดภัย 2 คน (2)การวิเคราะห์ความเป็นไปได้ในด้านการเงินโครงการใช้เงินลงทุนประมาณ 21,324,000บาท กรณีดําเนินงานปกติจะมี ระยะเวลาคืนทุน 10 ปี 22 วัน อัตราส่วนผลได้ต่อต้นทุนเท่ากับ-0.10 เท่า มูลค่าปัจจุบันสุทธิเท่ากับ 19,182,274.01 บาท เท่ากับ -2,141,725.99 บาท มีอัตราผลตอบแทนจากการลงทุนเท่ากับ 4.14 % การ วิเคราะห์ความไวของโครงการอพาร์ทเม้นท์ให้เช่าในเขตอําเภอโชคชัย จังหวัดนครราชสีมาครั้งนี้ พบว่า ทั้ง 3 กรณีมีระยะเวลาคืนทุนเกิน 15 ปีขึ้นไป จึงสรุปได้วาเป็นโครงการที่ไม่เหมาะแก่การลงทุน

The objectives of the study were to (1) analyze the feasibility of marketing, technical and apartment management in Chok Chai District Nakhon Ratchasima Province (2) evaluate the worth in investing an apartment for rent for the investors or the general interests. The study was an applied research by collecting primary data and secondary data from government organization, books, related research, population and industry data from small business, medium business, large business. Then the data on each part was processing to consider the feasibility of the project. The feasibility study in 4 part were marketing, technical, management and financial that was evaluated the cost-effectiveness with the payback period method, current value, project rate of return, yield per cost and analysis the project sensitivity under an assumption of the agreed project investment yields in a minimum 7 percent. The study results showed that (1) the feasibility for the projects marketing had the intermediate price with the rental fee about 5,000-6,000 baht per month. Project technical began in December to December 2557 – December 2558. And project management had a total 7 staffs that consisted of 1 position of manager, 1 position of accounting financial staff, 2 positions of room service, position of housewife and 2 position of security guard. (2) the analysis of financial feasibility toward project was invested approximately 21,324,000 baht. Normally, the operation payback period was 10 years 22 days. The benefit cost ratio was equal at 0.10. The present net value was at 19,182,274.01 baht to 2,141,725.99 baht. The return rate of investment equivalent was 4.14%. The project sensitivity analysis of an apartment for rent project in Chok Chai District Nakhon Ratchasima Province in 3 cases were had the payback period more than 15 years as conclusion, the project was not suitable for investment.
