Abstract
การวิจัยครั้งนี้มีวัตถุประสงค์เพื่อ (1) ศึกษาข้อมูลพื้นฐานของตัวแปรที่กำหนดราคาประเมินที่ดิน และ (2) วิเคราะห์ปัจจัยที่มีอิทธิพลต่อราคาประเมินที่ดินในพื้นที่เขตจตุจักร กรุงเทพมหานคร ประชากร คือ ข้อมูลที่ดินที่มีการจดทะเบียนสิทธิและนิติกรรม ระหว่างเดือนมกราคม พ.ศ. 2560 ถึงเดือนธันวาคม 2563 และสุ่มตัวอย่าง จำนวน 350 ข้อมูล ด้วยวิธีการสุ่มอย่างง่าย พร้อมทั้งวิเคราะห์ข้อมูลด้วยสถิติเชิงพรรณนาและสถิติเชิงอนุมาน ได้แก่ จำนวน ค่าเฉลี่ย ร้อยละ ค่าสูงสุด ค่าต่ำสุด ส่วนเบี่ยงเบนมาตรฐาน และการวิเคราะห์ถดถอยพหุคูณ ผลการศึกษาพบว่า (1) ข้อมูลพื้นฐานของตัวแปรที่กำหนดราคาประเมินที่ดิน พบว่า กลุ่มตัวอย่างส่วนใหญ่ มีรูปแปลงที่ดินเป็นรูปสี่เหลี่ยม ร้อยละ 96 และรูปทรงอื่น ๆ ร้อยละ 4 เป็นแปลงที่ดินที่ไม่ติดถนน ร้อยละ 93 และติดถนน ร้อยละ 7 เป็นแปลงที่ดินที่มีการใช้ประโยชน์ในลักษณะอื่น ๆ ร้อยละ 90 และใช้ประโยชน์เพื่อการพาณิชยกรรม ร้อยละ 10 มีระยะความลึกของแปลงที่ดินเฉลี่ยเท่ากับ 26.35 เมตร มีความกว้างของผิวจราจรหน้าแปลงที่ดินเฉลี่ยเท่ากับ 5.91 เมตร มีระยะห่างจากห้างสรรพสินค้าเฉลี่ยเท่ากับ 2.06 กิโลเมตร มีระยะห่างจากสถานีรถไฟฟ้าเฉลี่ยเท่ากับ 1.03 กิโลเมตร มีระยะห่างจากโรงเรียนเฉลี่ยเท่ากับ 0.47 กิโลเมตร มีระยะห่างจากโรงพยาบาลเฉลี่ยเท่ากับ 1.62 กิโลเมตร มีระยะห่างจากวัดเฉลี่ยเท่ากับ 1.24 กิโลเมตร และมีระยะห่างจากจุดขึ้นลงทางด่วนเฉลี่ยเท่ากับ 4.93 กิโลเมตร (2) ปัจจัยที่มีอิทธิพลต่อราคาประเมินที่ดิน ในพื้นที่เขตจตุจักร กรุงเทพมหานคร โดยมีความสัมพันธ์ในทิศทางเดียวกัน ได้แก่ แปลงที่ดินที่ติดถนน การใช้ประโยชน์เป็น พาณิชยกรรม และความกว้างของผิวจราจรหน้าแปลงที่ดิน และปัจจัยที่มีอิทธิพลต่อราคาประเมินที่ดินในพื้นที่เขตจตุจักร กรุงเทพมหานคร โดยมีความสัมพันธ์ในทิศทางตรงกันข้าม ได้แก่ ระยะความลึกของแปลงที่ดิน ระยะห่างจากห้างสรรพสินค้า ระยะห่างจากสถานีรถไฟฟ้า ระยะห่างจากโรงเรียน และระยะห่างจากโรงพยาบาล
This study aims (1) to investigate the fundamental information related to the factors affecting the price assessment of land and (2) to analyze factors that affect the price assessment of land in Chatuchak District, Bangkok. The population was the data within the land registration database in the period between January 2017 and December 2020. The 350 samples were drawn from this database by using a simple random sampling method and then were analyzed by the descriptive statistics and inferential statistics including the total number, average value, percentage, maximum, minimum, standard deviation, and multiple regression. The results of the study revealed that (1) the fundamental information of factors determining the price assessment of land showed that the majority of the samples, 96 percent, had the rectangle shape of the land parcel and the others, 4 percent, had the other shapes. There were 93 percent of the parcels were without road access and 7 percent were with road access. There were 90 percent of parcels were for other usages and 10 percent were for commercial purpose. Also, the average parcel length was 26.35 meters, the average travel lane width was 5.91 meters, the average distance from the department store was 2.06 kilometers, the average distance from the sky train station was 1.03 kilometers, the average distance from school was 0.47 kilometers, the average distance from the hospital was 1.62 kilometers, the average distance from the temple was 1.24 kilometers, and the average distance from expressway entrance/exit was 4.93 kilometers. (2) The factors affecting the price assessment of land in Chatuchak District, Bangkok in a positive relationship were the land parcels with road access, commercial usage, and the travel lane width. The factors affecting the price assessment of land in Chatuchak District, Bangkok in a negative relationship were the land parcel length, the distance from the department store, distance from the sky train station, distance from school, and distance from the hospital
