Abstract
การวิจัยครั้งนี้มีวัตถุประสงค์เพื่อศึกษา 1) ปัจจัยที่มีผลต่อปริมาณการให้สินเชื่อที่อยู่อาศัยของธนาคารพาณิชย์แก่ผู้ประกอบการ 2) ปัจจัยที่มีผลต่อปริมาณการให้สินเชื่อที่อยู่อาศัยของธนาคารพาณิชย์แก่ผู้บริโภค และ 3) พยากรณ์แนวโน้มปริมาณการให้สินเชื่อที่อยู่อาศัยของธนาคารพาณิชย์การวิจัยครั้งนี้ ใช้ข้อมูลที่เกี่ยวข้องแบบอนุกรมเวลา รวมเวลา 16 ปี ตั้งแต่ปี พ.ศ. 2535-2550 โดยวิธีวิเคราะห์เชิงพรรณนา และวิธีวิเคราะห์เชิงปริมาณโดยแบบจำลองสมการถดถอยพหุคูณ ผลการศึกษาพบว่า 1) ปัจจัยที่มีผลกระทบต่อปริมาณการให้สินเชื่อที่อยู่อาศัยของธนาคารพาณิชย์แก่ผู้ประกอบการ ได้แก่ ปัจจัยด้านสภาพคล่องของธนาคารพาณิชย์ ผลิตภัณฑ์มวลรวมในประเทศสาขาการก่อสร้าง เงินกองทุนของธนาคารพาณิชย์ รายได้เฉลี่ยต่อคนต่อปี และอัตราดอกเบี้ยเงินกู้ที่อยู่อาศัยของธนาคารพาณิชย์ ตามลำดับ 2) ปัจจัยที่มีผลกระทบต่อปริมาณการให้สินเชื่อที่อยู่อาศัยของธนาคารพาณิชย์แก่ผู้บริโภคได้แก่ ผลิตภัณฑ์มวลรวมภายในประเทศสาขาการก่อสร้าง รายได้เฉลี่ยต่อคนต่อปี และเงินกองทุนของธนาคารพาณิชย์ ตามลำดับ 3) การพยากรณ์แนวโน้มปริมาณการให้สินเชื่อที่อยู่อาศัยของธนาคารพาณิชย์ เพื่อดูแนวโน้มหรือทิศทางปริมาณการให้สินเชื่อใน 10 ปีข้างหน้า (ปี 2551 - 2560) พบว่า ปริมาณการให้สินเชื่อที่อยู่อาศัยของธนาคารพาณิชย์แก่ผู้ประกอบการ จะมีปริมาณเพิ่มขึ้นในปี 2551 เป็น 1.414 พันล้านบาท และคาดว่าในปี พ.ศ.2560 จะเพิ่มขึ้นเป็น 2.353 พันล้านบาท ส่วนปริมาณการให้สินเชื่อที่อยู่อาศัยแก่ผู้บริโภคในปี 2551 เป็น 0.638 พันล้านบาท และคาดว่าในปี 2560 จะเพิ่มขึ้นเป็น 1.135 พันล้านบาท ดังนั้น คาดว่าในปี 2560 ปริมาณการให้สินเชื่อที่อยู่อาศัยของธนาคารพาณิชย์ โดยรวมจะเพิ่มขึ้นเป็น 3.488 พันล้านบาท
The purposes of this research were to: 1) study the factors affecting the number of approvals for commercial bank housing loans to entrepreneurs; 2) study the factors affecting the number of approvals for commercial bank housing loans to consumers; and 3) forecast the trend of the number of approvals for commercial bank housing loans. This research used related 16 years time series data, from 1992 to 2007. In the analysis, the study employed the descriptive analysis method and, for a quantitative one, it used multiple regression model. The results found that 1) the factors affected the number of approvals for commercial bank housing loans to entrepreneurs were the liquidity of commercial banks, the gross domestic product of construction sector, financial capital of commercial bank, yearly per capita income, and the interest rate of commercial bank housing loan, respectively. 2) The factors affected the number of approvals for commercial bank housing loans to consumers were the gross domestic product of construction sector, yearly per capita income, and the interest rate of commercial bank housing loan, respectively. 3) The forecast of approvals for commercial banks housing loans to entrepreneurs for the next 10 years, from 2008 to 2017, will be 1.414 billion baht in 2008, and 2.353 billion baht in 2017, respectively. Concerning those for consumers, they will be 0.638 billion baht in 2008 and 1.135 billion baht in 2017. Therefore, the total approval housing loans of commercial banks will be 3.488 billion baht in 2017.
