Abstract
การวิจัยเรื่องนี้มีวัตถุประสงค์เพื่อ (1) ศึกษาระดับความสำเร็จของการจัดการธุรกิจหอพักในจังหวัดราชบุรี (2) ศึกษาปัจจัยที่มีผลต่อความสำเร็จของการจัดการธุรกิจหอพักในจังหวัดราชบุรี (3) เสนอแนะแนวทางการจัดการธุรกิจหอพักในจังหวัดราชบุรีให้มีประสิทธิภาพหรือประสบผลสำเร็จสูงขึ้น การวิจัยครั้งนี้เป็นเป็นการวิจัยเชิงสำรวจ ประชากร ได้แก่ ผู้ประกอบการธุรกิจหอพักในจังหวัดราชบุรีจำนวน 109 ราย และ ผู้เช่าจำนวน 2,056 คน กำหนดกลุ่มตัวอย่างโดยการคำนวณจากทาโรยามาเน่ ได้กลุ่มตัวอย่างผู้ประกอบการธุรกิจหอพักจำนวน 86 ราย และ ผู้เช่าจำนวน 335 คน เครื่องมือที่ใช้ในการวิจัยกลุ่มผู้ประกอบการเป็นแบบสัมภาษณ์ กลุ่มผู้เช่าเป็นแบบสอบถาม วิเคราะห์ข้อมูล โดยใช้ความถี่ ร้อยละ ค่าเฉลี่ย ส่วนเบี่ยงเบนมาตรฐาน และการทดสอบไคสแควร์ ผลการวิจัย (1) ด้านผู้ประกอบการ พบว่า ระดับความสำเร็จของการจัดการธุรกิจหอพักในจังหวัดราชบุรีอยู่ในระดับมาก ปัจจัยที่มีผลต่อความสำเร็จของการจัดการธุรกิจหอพักในจังหวัดราชบุรี ได้แก่ การจัดการธุรกิจหอพักโดยภาพรวมอยู่ในระดับปานกลาง โดยด้านที่มีความสำคัญที่สุดคือ มีการวางแผนองค์การคำนึงถึงปัจจัยภายในและภายนอกควบคู่กัน ข้อเสนอแนะแนวทางการจัดการธุรกิจหอพักในจังหวัดราชบุรี ผู้ประกอบการควรมีการเพิ่มทักษะในการบริหารให้มากกว่านี้ (2) ด้านผู้เช่า พบว่า ระดับความสำเร็จของการจัดการธุรกิจหอพักในจังหวัดราชบุรี ในภาพรวมอยู่ในระดับมาก ปัจจัยที่มีผลต่อความสำเร็จของการจัดการธุรกิจหอพักในจังหวัดราชบุรี ได้แก่ การจัดการธุรกิจหอพักด้านการให้บริการภายในหอพัก 9 ด้าน พบว่า โดยภาพรวมอยู่ในระดับปานกลาง โดยด้านที่มีความสำคัญที่สุดคือด้านบุคลากร ข้อเสนอแนะแนวทางการจัดการธุรกิจหอพักในจังหวัดราชบุรีผู้เช่าต้องการสิ่งอำนวยความสะดวก ระบบน้าที่ดี ระบบอินเทอร์เน็ตที่มีคุณภาพ
The purposes of this research were (1) to study the success level of dormitory business management in Ratchaburi province; (2) to study factors affecting the success of dormitory business management in Ratchaburi province; and (3) to suggest the management of dormitory business in Ratchaburi province. This research was a survey research. The population was divided into 2 groups. The first group was 109 dorm room entrepreneurs in Ratchaburi province and 86 of them were randomized. An interviewing form was used as the research tool in this group. The second group was 2,056 dorm tenants and 335 of them were randomized. A questionnaire was used as the research tool. Data analysis included frequency, percentage, mean, standard deviation and Chi – square test. The results found that (1) the entrepreneurial perspective, the success level of dormitory business management in Ratchaburi province was at high level. Factor affecting the success of dormitory business management in Ratchaburi province was the management which affected at moderate level. The most important item was organizational planning that must be recognized both internal and external factors. The suggestion of dormitory business management in Ratchaburi province was the entrepreneurs should improve their management skill; and (2) the tenant perspective, the success level of dormitory business management in Ratchaburi province was at high level. Factors affecting the success of dormitory business management in Ratchaburi province were 9 items which affected at moderate level. The most important item was personnel. The suggestion of dormitory business management in Ratchaburi province was the entrepreneurs should provide the good facilities, water system and internet system.
